Columbus - The paving and utility work for Bradshaw Place Addition is nearly completed as developers prepare to begin housing construction in the new Columbus neighborhood.

Less than four months after the ground-breaking for the 15 acre, 43 lot development, paving has been completed and utility installation is expected to be finished by next week.

Bradshaw Place, located in the area of 19th Street and 48th Avenue, is expected to help alleviate the housing shortage in the area as well as provide more affordable housing for low-and moderate-income families.  Of the 43 lots, 22 will be reserved for low-and moderate-income household.  The remaining 21 lots and homes will be made available to anyone of any income level.

Don Sterup, housing director for NeighborWorks Northeast Nebraska, reported that 18 lots have been sold to eight different developers with two more in the process of purchasing lots.  Also, six lots have been purchased by NeighborWorks.

Despite a slight weather delay, which pushed back completion of infrastructure work from Friday to early next week, progress is being made.  The neighborhood is beginning to take shape and housing construction could begin as early as the end of next week.

Sterup said contractors will have up to 12 months to complete construction of the homes once the infrastructure is in place, so 13-15 houses should be in place by this time next year. 

For those interested in purchasing a home in Bradshaw Place, the current sliding scale income guidelines to qualify for the 22 low-and moderate-income households, which are expected to be priced between $140,000 and $145,000, is currently $33,100 for a single person, 37,850 for two persons and $47,300 for four persons.

Income eligible individuals and families also may qualify for up to $25,000 in down payment assistance, with a $1,000 match, for their new homes at Bradshaw Place in the form of a zero percent interest loan due upon resale. 

Sterup said the application process for qualified families has started and anyone interested in taking advantage of this opportunity is encouraged to contact NeighborWorks.

He also noted the possible incentives of the refundable first-time homebuyer tax credit of $8,000, if the home is built before December 1, as well as another $4,000 in the form of a federal home loan bank grant.
